Social and Affordable Housing provides a secure foundation for our tenants to achieve their aspirations. We celebrate that through our affordable housing, many tenants are able to build their income to rent in the private market or save to purchase their own home.

Should you choose to move into a new home, please send an email to your Property Manager advising of the date you intend to vacate. Venture Housing requires a minimum of 14 days’ notice in writing, should tenants need to vacate the home sooner they are still required to pay rent for this period.

Once you have notified us that you intend to leave, your Property Manager will be in touch to coordinate the exit arrangements and property inspections with you.

Common questions about ending your tenancy and moving out of your Venture Housing home.

How do I give notice that I am moving out? +
To end your tenancy, you need to give Venture Housing written notice. You can do this by emailing or writing to your Tenancy Engagement Officer. We recommend keeping a copy of your notice for your own records. Once we receive your notice, we'll be in touch to guide you through the next steps and arrange your exit inspection.
Under the Residential Tenancies Act (NT), tenants on a periodic lease are required to give at least 14 days' written notice. For fixed-term leases, different conditions may apply — please check your tenancy agreement or speak with your Tenancy Engagement Officer to confirm what applies to you.
What happens at the exit inspection? +
Before you hand back your keys, we'll complete an exit inspection together. We'll compare the condition of the property to the original condition report completed when you moved in. This is your opportunity to address anything that needs attention before you leave — and we'll be upfront and fair about what we find. We want the end of your tenancy to be as smooth and stress-free as possible.
We recommend scheduling your exit inspection a few days before your actual move-out date, so you have time to address any issues identified before handing back the keys.
What condition does the property need to be in when I leave? +
We ask that you leave the property clean and tidy, in a similar condition to when you moved in — ordinary fair wear and tear is completely expected and accounted for. This generally means:
  • All rooms cleaned thoroughly including bathrooms and kitchen
  • All your belongings removed from the property
  • Gardens and outdoor areas left tidy
  • Any damage you caused during your tenancy repaired or reported
  • All keys, remotes and property items returned

How do I get my bond back? +
We want the end of your tenancy to be stress-free, and that includes getting your bond back promptly. Your bond will be returned to you when:
  • The property has been left in a satisfactory condition
  • All rent and any other amounts owing have been paid in full
  • All keys and property items have been returned to Venture Housing
We'll process the bond refund as quickly as possible once these conditions are met.
Any deductions from the bond must be agreed to in writing by both parties. If there is a dispute about bond deductions, either party may apply to the NT Civil and Administrative Tribunal (NTCAT) on 1800 450 176 for a determination.
Can Venture Housing end my tenancy? +
In most cases, we want to work with our tenants to sustain their tenancy — not end it. However, there are circumstances under the Residential Tenancies Act (NT) where Venture Housing may be required to issue a notice to vacate, such as serious or repeated breaches of the tenancy agreement, significant rental arrears, or anti-social behaviour that affects other tenants or neighbours.
If you receive a notice to vacate and are unsure of your rights, please seek independent advice immediately. Free legal advice is available through the NT Legal Aid Commission on 1800 019 343. We will always follow the proper legal process and treat our tenants with respect and dignity throughout.
What if I need to leave urgently due to safety concerns? +
Your safety is the most important thing. If you need to leave your home urgently due to safety concerns — including domestic or family violence — please reach out to us as soon as you are safe to do so. We will handle your situation with sensitivity and confidentiality, and work with you on next steps as quickly as possible.
