When you move into a Venture Housing property, it’s important that you understand your rights and responsibilities. Your Lease will provide you with this information and our Tenant Handbook has been developed to keep all the essential tenancy information you need, in one place. Our Tenancy Engagement team are always happy to explain the terms of the Lease in detail, guide you through the Tenant Handbook and answer any questions you may have.

Affordable housing tenants will be required to pay a bond as security at the commencement of their residential tenancy. Applicants for affordable rental properties may be eligible for Bond Assistance from the NT Department of Territory Families Housing and Communities.

Common questions about rent reviews, increases and what to do if you're struggling to pay.

How is my rent calculated? +
How your rent is calculated depends on the type of housing you are in. For affordable housing, rent is set at a minimum of 25% below the current market rate — so you always pay less than you would in the private rental market. For social housing, rent is calculated as a percentage of your household income, in line with NT Government policy.

How often can my rent be reviewed? +
Rent reviews occur periodically in line with your tenancy agreement and applicable legislation. For affordable housing, rent is generally reviewed annually and will always remain set at a minimum of 25% below the current market rate — so even if rent adjusts, it stays meaningfully below what you'd pay elsewhere. For social housing, rent is reviewed in line with NT Government policy, usually when your household income changes.
Rent increases are subject to the Residential Tenancies Act (NT), including minimum notice periods. We will always notify you in writing ahead of any change.
How much notice will I get before a rent increase? +
We are required by law to give you written notice before any rent increase takes effect. We take this obligation seriously and will always communicate any changes clearly and in good time. If you receive a rent increase notice and have concerns, please don't hesitate to contact your Tenancy Engagement Officer — we're here to talk it through with you.
Under the Residential Tenancies Act (NT), we must give you at least 60 days written notice before a rent increase takes effect. If you believe a rent increase is incorrect or unlawful, you have the right to seek advice from the NT Civil and Administrative Tribunal (NTCAT) on 1800 450 176.
Do I need to tell Venture Housing if my income changes? +
Yes — and we appreciate your honesty when you do. If your household income changes, it's important to let us know as soon as possible. For social housing tenants, your rent is based on your income, so a change in income may affect how much rent you pay. For affordable housing tenants, a significant change in income may affect your eligibility for the program.
Please contact your Tenancy Engagement Officer if your income changes. We'll always handle this conversation with sensitivity and work with you on any adjustments that may be needed.
What if I'm struggling to pay my rent? +
Please reach out to us as soon as possible — we genuinely want to help before things escalate. Our team will listen without judgment and work with you to explore options, which may include a temporary payment arrangement or a referral to financial counselling support services. Housing stability matters deeply to us, and we'd far rather have an honest conversation early than see a tenancy at risk.
Rental arrears can lead to tenancy action under the Residential Tenancies Act (NT). Contacting us early gives us the best chance to find a workable solution together. You can also contact the National Debt Helpline on 1800 007 007 for free financial counselling.
How do I pay my rent? +
Rent payments at Venture Housing can be made in the following ways:
  • Bank transfer — directly into our account using your tenant reference number
  • PayWay — call our reception on 08 8981 9804 and pay securely over the phone using your card
  • Centrepay — a free voluntary deduction service through Services Australia for Centrelink recipients
