Maximum Income Limits for the National Rental Affordability Scheme

Many of Venture’s Affordable Homes are available at below market rent as part of the National Rental Affordability Scheme (NRAS). 

A household’s gross income for the 12 months prior to the commencement of a tenancy of an NRAS home must be equal to or less than the relevant income limit for the household’s composition.

Social Housing

To access our social housing, you must be on the NT Government public housing waitlist. To find out how to apply, please visit https://nt.gov.au/property/public-housing/apply-for-housing/apply-for-public-housing or contact the NT Government Housing offices below:

Common questions about applying for a home with Venture Housing.

What types of homes does Venture Housing offer? +
Venture Housing offers two types of housing across Greater Darwin, Palmerston, Katherine and Tennant Creek:
  • Affordable housing — available to eligible working households on low to moderate incomes, with rent set at least 25% below the current market rate
  • Social housing — for people on very low incomes who need the most support, accessed through the NT Government public housing waitlist

Am I eligible for affordable housing? +
To be eligible for Venture Housing's affordable housing program, your household generally needs to:
  • Have at least one adult earning an income through employment
  • Be able to demonstrate capacity to make regular rental payments
  • Be a current NT resident or relocating to the NT for work
  • Have a household income within the program's income limits
Eligibility criteria can vary by property and program. We encourage you to get in touch if you're unsure — we're happy to walk you through your options without any obligation. You can also visit the NT Government's affordable rental page for more information about eligibility for key service workers.
How do I apply for an affordable home? +
All our available affordable homes are listed on our Venture Housing profile on Realestate.com.au. From there you can view available properties, book an inspection and submit your application online. We recommend checking the listings regularly as new properties are released as they become available.

How do I apply for social housing? +
To access social housing managed by Venture Housing, you must first be registered on the NT Government public housing waitlist. You can apply directly through the NT Government or by contacting one of the NT Housing offices below:

Venture Housing manages social housing on behalf of the NT Government. Placements are made in accordance with the NT Government's eligibility and priority guidelines — we are unable to influence waitlist decisions.
How long will I wait for a home? +
We understand that waiting is really hard, especially when housing stress is real and immediate. Wait times vary depending on the type of housing, your location preference and availability. For affordable homes, we recommend checking our Realestate.com.au profile regularly as listings are released as soon as they become available. For social housing, wait times are determined by the NT Government's waitlist and priority system.
Venture Housing cannot guarantee or estimate specific wait times for social housing placements as these are managed entirely by the NT Government. If you are in urgent need of housing, please visit shelterme.org.au for crisis housing support in the NT.
Can I apply if I have a bad rental history? +
We assess each application on its merits and we understand that everyone's circumstances are different. A previous tenancy issue doesn't automatically disqualify you — we encourage you to be upfront with us about your history and we'll have an honest conversation about your options. We genuinely want to help people find stable housing where we can.
All applications are assessed in accordance with our eligibility criteria and applicable guidelines. If your application is unsuccessful, we'll let you know and explain why where possible.
Does Venture Housing provide crisis or emergency accommodation? +
